Developed and managed by Hines, Ravinia Three is a 31-story, 806,000-square-foot office building in suburban North Atlanta, designed by the architecture firm Kevin Roche John Dinkeloo & Associates. The building's angular, contemporary silhouette is made especially distinctive by a curtain wall of mirrored glass with louvered brise-soleils between floors. Inside, the building features a large tropical conservatory, several stories in height. Ravinia Three is set on a wooded 42-acre site which, along with the 500-room Crowne Plaza Ravinia Hotel, comprises the Ravinia Office Park. Ravinia Three is easily accessed via the Dunwoody MARTA rapid rail system, and is convenient to the Perimeter Mall as well. The building was completed in 1991.
Ravinia Three's ENERGY STAR certification resulted from both original features and subsequent retrofits to building equipment. Original features include the louvered sunshades on some 70% of the building's exterior; retrofits include fitting 11,000 flourescent fictures with T8 bulbs and electronic ballasts; increasing the capacity of a flat-plate heat exchanger to 110 tons (bringing total capacity to 600 tons); and installing a complete direct digital control (DDC) management system, to provide optimal startup and shutdown timing and central plant reset control.
