Integrated Building Analysis
AERC has developed Integrated Building Analysis (IBA) services for evaluating and assessing existing building conditions. IBA takes a holistic approach to commercial building observation and analysis by applying thermography, testing, Building Information Modeling (BIM) and our many years of architectural experience to our IBA. In summary, these services provide:
· Detailed data about your building systems.
· Identification of Deferred Maintenance items and the impact these are having on asset life-cycle.
· Identification of visible and invisible problems.
· Identification of building inefficiencies, such as gaps in insulation or leaks.
· Estimates of repair or replacement costs and simple-payback.
· Identification of the Total Value of Repair as compared to Total Building Replacement Cost.
· A Prioritized listing of Recommendations for future planning and budgeting purposes.

IBA is intended as a broad-scope, pre-planning tool to assist commercial building owners in:

1. Determining the current condition of the building,
2. Understanding the value of the repair costs,
3. Use the Prioritized List of Recommendations to plan necessary building renovation and/or repair work,
4. Use the IBA Report to effectively acquire financing and as a communication,
5. Use the IBA Report as a basis for the generation of Construction Documents to acquire Contractor Bids for repair/renovation work.

Most building owners do not realize the detrimental effects that deferred maintenance and inefficient construction have on total building operating cost, as well as shortening the life-cycle of building systems, which also adds to the overall total building ownership and operating cost. Depending on the current condition of your building, the cost of implementing our IBA recommendations can often be recouped quickly. Once repair costs are recouped, the savings in operation and maintenance costs go straight to the bottom line as increased profit, or you can use those previously-wasted dollars are on more important programs, building expansions or other improvements.
