UPSCALE ARCHITECTURE
The undefined character of the surroundings allowed Kungsbrohuset to have one of the most modern expressions in Stockholm with an exterior as advanced as its interior. Apart from the fully glazed street level the large façade area consists of a state of the art double skin façade with windows and wall elements arranged in a pattern covering the whole building. Different angles of the façade on different floors create different types of terraces for the tenants on almost every floor as well as a variation of the reflections of daylight in the façade. In addition to this overall commitment to develop an energy smart building the following solutions contribute to reaching our goal, to name a few;
High demands about tightness, high demands on the installations and heat exchangers, double heat recovery systems (and cooling), free cooling from nearby Klara lake, and spill over heat from the Central station transforms into heat in Kungsbrohuset. We offer every tenant an energy consultant and make the energy usage visible in the building. Day light fibers lead day light into the building and lighting is activated by the level of day light outside. A green button on every floor helps the tenants at the end of each to easily switch of all unnecessary electricity consumption such as lights, screens, cell phone chargers etc. Furthermore the SMHI (Swedish meteorological centre) will each hour automatically send a detailed weather forecast direct to Kungsbrohuset via the GSM network. This means that the heat supply to Kungsbrohuset will be increased several hours before a drop in temperature occurs. In this way, Kungsbrohuset’s heat regulating system is put to optimal use.

DOWNTOWN REGENERATION
Kungsbrohuset adds rejuvenation and character to an area on the outskirts to a business epicentre, revitalising and tying together this formerly fragmented and indistinct part of town. When completed in early 2010 Kungsbrohuset will offer 30,000 m2 of eco-smart, flexible space for offices, restaurants and retail in downtown Stockholm. Located by the Central Station Kungsbrohuset will be a strong character in the western part of Stockholm city, a district undergoing extensive development. Combining looks and smarts, manifesting the identity and function of the future office to come.

URBAN SUSTAINABILITY
We knew that buildings are responsible for around 40% of total energy consumption in the EU. Designing the building according to energy calculations based on three environmental certifications we challenged ourselves on every detail of the building – both on the everyday operations of the building and our prospective tenants’ everyday use of the building. Kungsbrohuset is cooled by the water of the nearby lake Klara, heated by excess heat from the many thousands of people passing through nearby Central Station and stairwells lit by natural daylight via fibre-optic cable, just to name a few examples. The façade is extremely energy efficient; with window glazing that lets in sunlight all year round, but not the summer heat, requiring a minimum amount of cooling. Furthermore it’s location by the Central Station makes travelling and transports easier which contributes to lower carbon dioxide emissions. Kungsbrohuset will spearhead a new generation of buildings offering flexibility and versatile office space solutions. Being responsive to changing client needs over the lifetime of a building allows for flexibility and continued long-term prosperity, the core incentive in making business sustainable.
