Overview
The masonry renovation on Montgomery street in Saugerties, with a goal of certifying as an EnerPHit project (Passive House Institute renovation standard), is currently under construction. It uses interior cellulose insulation, with INTELLO as an airbarrier, which should be almost completely installed at the time of the open house. The challenge of this renovation is the connection of this airtight layer - to the rebuild wood extension.
The house will be net-zero after the 6.5kW pv panels are installed, receiving NYSERDA low rise residential incentives for both being net-zero and PV. To have such a low energy load, not only is the enveloped optimized to EnerPHit levels in the masonry part of the house. The r-50+ roof (14") I-joist and rebuild wood frame extension walls (r-45) (7" larson trusses + Gutex MULITHERM 40), combined with ducted heat pumps, motion sensor lights in common spaces, daylight stairway (Lamilux skylight) and low energy appliances, allows the project to right size the PV - so it can easily fit on the back facade (as shading) and roof.
